Q: Do we accept Housing Benefit / DSS tenants ? Yes
Our landlords have been renting to Housing Benefit tenants for the last 12 years and most of our existing clients
are currently receiving housing benefits or are DSS tenants and we welcome new applicants who are entitled to
housing benefits.
Please note you must have your own deposit  in the first instance and in certain cases we will accept a lower
deposit (see below) .We will accept the deposit / rent in advance paid by the local council  if you are renting under
the Sponsored Tenancy  or Bond scheme .
Our landlords may also require in certain cases a Guarantor for the tenancy and especially for new applicants for
housing benefits. The guarantor can be any one over the age of 25. The guarantor has to be either in full time
employment, retired  or a property owner.
In addition to the above there is a requirement to set up a direct debit to pay the future rent if you qualify to
receive the rent direct under the local housing allowance scheme.

Q: How do I view the property?
If there is any property that is listed in this website and is of interest to you then please contact us giving all the
information requested.  We will then contact you by email,phone or text  and advise you if it is still available.
Appointments for internal viewing for the listed property will be emailed to you at least 2-3 days before.  Viewings
are normally done on a weekday and usually from 11am - 4pm. Viewing appointments for out of normal working
hours may be considered. The dates indicated for the availability in the
property listing are a guide and may
change.

Q: How much deposit is required?
As a guide please note for a typical flat/ house we require the following at the start of the tenancy.

1 Bedroom Property - £ 900 - £ 1400
2 Bedroom Property - £ 1400 - £ 1800
3 Bedroom Flat      - £1200- £ 2000
3 Bedroom House - £1500- £ 2800
4 Bedroom Property - £ 1800 - £ 3600

* We also accept tenants who are on SPONSORED TENANCY SCHEME / HOUSING BOND SCHEMES from
the Local Council where and in most case the deposit and the rent in advance will be paid by the local
council.
In certain /exceptional cases we can accept lower deposit and especially if you can provide a
guarantor for the rent.

Q: Holding Deposit?  
This will enable us to reserve the property for you after viewing.

If the property is on interest to you after viewing it then we will require a Minimum Holding deposit  of
£ 195.00 .Note this deposit (less the credit reference charge of £ 40.00) will only be refunded if for any reason
our landlords do not accept you as a tenant .If you decide not to take up the tenancy then we will not refund the
holding deposit. Your initial deposit is fully protected under the National Landlords Deposit protection scheme -
further information is available on

In certain special  cases we may also require a guarantor for the tenancy and details will need
to be provided at the time of application for the tenancy.

Q: How long is the tenancy for?
Initially we will only offer a 6 month assured short hold tenancy and this may be renewed for a further 6 months
subject to the tenancy terms being adhered to. After one year we normally offer a further one year tenancy. We
have certain tenants who have stayed with us for more than 10 years.

Q: Is the property Furnished?
Most of our properties are available with fitted kitchen (including oven) and fitted bathroom. In some properties
We provide soft furnishings/ beds / cupboards.

Q: How soon can I move into the property?
Normally we require 1-2 days to do reference / credit checks after the internal viewing and payment of the holding
deposit .In certain and special cases you can move in within 48 hours of viewing.

Q: Are Pets allowed?
Our landlords normally  do not allow any pets in their properties for rent. However if there is a special requirement
you need to disclose this on the tenancy application and  we will request the landlords to reconsider their policy.

Q: Are there any charges to be paid when I take the tenancy
We do not charge any commissions to new tenants.
In addition to the deposit / rent in advance we will require £ 195.00 to cover administration charge for the tenancy/
inventory agreement and also a reference checks which we prepare on behalf of the landlords.

Q: How much is the rent?
Each property has a different rent  As a guide please note for a typical flat/ house the rent per calendar month is
in the region of:

1 Bedroom Property - £ 750 - £ 860
2 Bedroom Property - £ 890- £ 1080
3 Bedroom Property - £ 1080 - £ 1650
4 Bedroom Property - £ 1500 - £ 2400

For further information and to calculate  your allowance for housing benefits
Any shortfall in the rent after receipt of the local housing allowance / housing benefit (top up) must be paid by the
tenant and by monthly direct debit / standing orders.
Q: Do we accept tenants under the Council sponsored tenancy scheme or
Bond Scheme?
Yes
We can issue a letter confirming your application for a tenancy is accepted by us.
As the council may take 1-2 weeks to process your application you must be a in a position to pay a holding
deposit whilst your application is processed by the Council.
Please note the tenant is required to pay any shortfall in the rent after receipt of the housing benefit (top up) and
this has to be paid by monthly direct debit or standing order.

Q: Are there any other service charges to pay?
No – apart from the rent there are no other service charges to pay to us.
You must however pay the water rates, council tax, gas and electricity charges as these are not included in the
rent In certain properties - blocks of flats, the landlords may charge a nominal sum of £ 5 per month for the
cleaning of the communal areas and details of this will be given at the viewing.

Q: How do I apply for a tenancy for one of the available Properties?
The first stage is to complete the  tenancy application form which we will hand over to you at viewing and only if
you like the property being shown.
We can also email in advance the tenancy application form prior to viewing so that your application can be
considered by the landlords and this will speed up the process.
We will also give you a list of various documents that will be required to proceed with the tenancy .To confirm your
interest we will require a holding deposit.
On receipt of the tenancy application form and the holding deposit we will then proceed to carry out the
pre tenancy credit / reference checks and this process normally takes about 1-2 days.

If the references are satisfactory we will then call you for an appointment at our offices for a 2nd interview and
also completion of all tenancy documentation. At this stage we will also require the deposit and if applicable the
rent in advance to be paid.
For housing benefit /local housing allowance tenants we will then require the applicant to visit the Council offices
and have their claim registered. We will also give full assistance in completing the Housing Benefit form.

Q: Is My Deposit protected ?
Yes - by law we have to protect the deposit you pay at the start of the tenancy.
Your initial deposit is fully protected under the National Landlords Deposit protection scheme - further information

The deposit may also be protected under the Tenancy DEPOSIT SCHEME. www.tds.gb.com

Q:  How can I arrange a viewing ?
We will email you or TEXT you  full details of the property that meets with your requirement.
If the property is of interest then it is recommended that the property is viewed from the outside first.
You can
email or contact us  to obtain the exact address and details of the property for external viewing.

For internal viewing  we will email you or TEXT  you details of the block viewing appointment.
Internal Block Viewing time is usually  on a weekday between 11am- 1pm. If you require appointment outside this
time then please contact us for alternative viewing times.
